Issuing gas safety certificates for landlords

You're probably already aware as a landlord, that you have a legal obligation to ensure that your gas appliances are safe. To demonstrate that this is the case, you will need to obtain a Landlord's Gas safety certificate. Once we have tested the boiler or appliance and ensured that they are safe, we will issue you with a Gas Safety certificate and a copy. The copy should be left in the property for your tenants. Our engineer will keep a 3rd copy as the registered Gas Safe operative. These certificates must be kept for a minimum of 2 years.

What is tested for the certificate?

The following checks will be carried out to make sure that the gas appliance is safe to use:

• A check to ensure that the safety devices are working correctly
• A check to ensure that the appliance is adequately eventilated
• A visual inspection of the flue system
• Where necessary, results of a flue flow test
• A check to ensure that the appliance is safe to use
